WHY PITTSBURGH BASEMENTS ARE THEIR OWN PROBLEM.
THE SLABS ARE OLD
A large share of the housing stock predates 1960 — thin, unreinforced slabs poured with no vapour barrier underneath. Ground moisture moves straight up through them.
THE GROUND IS WET AND IT MOVES
Hillsides, clay soil, high water tables in the river valleys, houses cut into a slope with three sides below grade. Hydrostatic pressure is normal here, not exceptional.
WHY WE TEST BEFORE WE QUOTE.
Vapour moves up through the slab and pushes against the coating. Coatings are not breathable, so pressure blisters and delaminates them. Number-one cause of failed basement floors, and nothing to do with installer skill. Physics.

My basement gets damp — can you still coat it?
Maybe. “Damp” covers everything from high humidity to standing water, and the moisture reading tells us which you have. Humidity is workable; active water intrusion needs fixing first.
What happens if the moisture reading fails?
We do not quote the coating. We tell you what is causing it and what typically fixes it — grading, gutter extensions, drain tile, a sump — and re-test once sorted. No charge either way.
Is a basement epoxy floor the right choice, or is polyaspartic better?
Both work below grade, and this is the one room where epoxy is genuinely defensible: no UV, so it will not yellow. Epoxy makes a good high-build base and moisture-mitigating primer. We top it with polyaspartic anyway — it cures in about an hour instead of overnight, and it is far more abrasion-resistant under gym equipment or a workbench.
Is it cold underfoot?
It is a concrete slab, so yes, similar to tile — but no colder than the bare concrete was. Area rugs fix it, as does in-floor heat in a full renovation.
How much does a basement floor coating cost in Pittsburgh?
$5–$12 per square foot installed. A 900 sq ft basement typically runs $4,500 to $9,000, plus vapour-mitigating primer if the reading calls for it. Older pre-1960 slabs sit toward the top.
Will it smell during installation?
Briefly and mildly. Low-VOC polyaspartic, containment and ventilation. Most households stay in the house.
What about the floor drain and sump?
We coat up to them and detail the edges cleanly. Drains stay functional — we do not cover them.
Can you coat over old tile adhesive or paint?
Not over — through. It gets ground off first. That adds cost, and it shows on the quote.
Does it help with radon or mould?
A coating is not a radon mitigation system and we will not sell it as one — if you have elevated radon, hire a licensed mitigator. What it does do is remove the porous, dust-shedding surface mould colonises, and give you a floor that dries fast instead of holding damp.
