How much does a garage floor coating cost in Pittsburgh?
$3,500 to $5,000 for a typical 400–500 sq ft two-car garage. Older city and inner-suburb garages with salt spalling sit toward the top of the range, because more surface has to be ground and rebuilt. Minimum job size is $3,000.
What is the best garage floor coating for a Pittsburgh winter?
A polyurea base with a polyaspartic topcoat. It stays flexible through the 60–70 freeze-thaw cycles we get a year, it is non-porous so road salt cannot soak in, and it installs down to −30°F. Epoxy is cheaper and fails at all three.
How long before I can park on it?
24 hours. You can walk on it about 6–8 hours after the topcoat.
Will hot tyres lift the coating?
No. Hot-tyre pickup happens with thin, poorly-bonded coatings — usually DIY kits over acid-etched concrete. If it happened to yours, it is a warranty claim.
Can you coat over cracks and oil stains?
Yes. Oil is degreased and ground out, cracks routed and filled. Deep oil saturation sometimes needs an extra prep step — we flag it at the assessment, not on install day.
Is it slippery?
A flake floor has texture built in and grips better wet than sealed concrete. We can add aggregate if you want more.
Do I need to empty the garage first?
Yes. We will move heavy items on the day; boxes, tools and shelving need to be out beforehand.
Do you coat the apron outside the garage door too?
We can, and it looks better carrying through the threshold than stopping at it. The apron is exterior, so it carries the 10-year exterior term rather than the interior lifetime warranty.
How does this compare to a big-box epoxy kit?
20–40 mils mechanically bonded to a ground profile versus roughly 2 mils over an acid etch. Different products that happen to share a name.
